There are two timings that matter when you book a survey: how long the surveyor is at the property, and how long until the report lands in your inbox. Here is what to expect from a RICS homebuyer survey in 2026.
Time on site
For a typical two or three-bedroom house, a RICS Level 2 homebuyer survey takes around one and a half to two and a half hours on site. A larger property, or a Level 3 building survey on an older or extended home, takes longer — often three to four hours or more — because the inspection is more detailed.
Time to receive the report
Most homebuyer survey reports are ready within two to five working days of the inspection. We will always tell you our current turnaround when you book, and if you are up against an exchange deadline, say so and we will be honest about whether we can meet it.
How soon can the survey be booked?
In most weeks we can attend within two to four working days of your instruction across Canterbury and Kent. Put together with the report turnaround, that means many buyers have their completed survey in hand inside a week to ten days of getting in touch.
What can slow things down?
A few things stretch the timeline: difficulty arranging access with the seller or agent, very large or complex properties, and periods of high demand. Weather can occasionally affect the external and roof inspection. None of these are common, and we will flag anything likely to affect your date when we book you in.
Do I need to be there for the survey?
No, you do not need to attend. Many buyers like to join for the last part so the surveyor can talk them through the main findings on site, but it is entirely optional and the written report is the formal record either way.
Is a Level 3 building survey worth the extra time?
For an older, listed or heavily altered property, yes. The additional inspection time is what lets the surveyor investigate the areas where expensive problems hide. For a conventional modern house, a Level 2 is usually sufficient, and we will tell you honestly which you need.
