Extending your lease or buying your freehold is difficult when the freeholder cannot be found or refuses to engage. The law provides a route for leaseholders in this position, and our chartered valuers regularly support absentee and missing freeholder applications across Canterbury, London and the Home Counties.
How the process works
Where a freeholder is genuinely missing, a leaseholder can apply to the county court for a vesting order under the Leasehold Reform legislation. As part of that process the court refers the premium to the First-tier Tribunal, which relies on an independent valuation to fix the price payable into court.
Our role
- Red Book valuation of the lease extension or freehold premium
- Evidence to support a vesting order application
- Guidance on the statutory process and what to expect
- Representation at the First-tier Tribunal where required
If your freeholder is absent or unresponsive, contact us to discuss your options and obtain the valuation you need.
