A valuation is not a survey. A survey tells you about the condition of a building; a valuation
tells you what it is worth, on a defined basis, at a defined date, for a defined purpose. Getting
the purpose right matters, because HMRC, the courts, lenders and accountants will each reject a
report prepared on the wrong basis.

Red Book valuations by RICS registered valuers

Every formal valuation we produce is prepared under the RICS Valuation – Global Standards, known
as the Red Book, by a valuer on the RICS Register of Valuers. That is what makes the report
acceptable to third parties. A market appraisal from an estate agent is not the same thing and will
not be accepted for tax, probate or litigation purposes.

The valuations we most often prepare

  • Probate and inheritance tax. A date-of-death valuation that satisfies HMRC and
    supports the IHT400.
  • Capital gains tax. Current and retrospective valuations, including 1982 and
    2015 rebasing dates.
  • Matrimonial and separation. Independent valuations for financial remedy
    proceedings, including single joint expert instructions.
  • Help to Buy and shared ownership. Staircasing and redemption valuations in the
    format Homes England and housing associations require.
  • Insurance reinstatement. Rebuild cost assessments so you are neither
    under-insured nor paying for cover you do not need.
  • Leasehold. Lease extension premiums, freehold purchase and collective
    enfranchisement.
  • Company, charity and tax-specific work. FRS 102 accounting valuations, Charities
    Act reports, ATED and non-domicile valuations.

What you receive

An inspection by a registered valuer, comparable evidence set out in full, a clear statement of
the basis and date of valuation, and a figure we are prepared to defend. Where a matter is likely to
be scrutinised — HMRC enquiry, court proceedings, a dispute with a freeholder — we write the report
on the assumption that it will be challenged.

Property valuation reports

A valuation report is a written opinion of value prepared for a stated purpose, by a valuer registered with RICS, in accordance with the RICS Valuation – Global Standards, known as the Red Book. The purpose determines the basis of value, and using a report prepared for one purpose to answer a different question is the most common and most expensive mistake made with valuations.

What a report contains

The property described and inspected, the purpose and basis of value, the valuation date, the comparable evidence relied on with the adjustments made to it, any special assumptions, the valuer’s opinion of value, and the limitations on the inspection. A figure without that reasoning is not a valuation and will not survive a challenge from HMRC, a lender or an opposing expert.
