What does a structural survey cover?
A structural survey concentrates on the parts of the building that carry load — foundations, walls, floors, roof structure and any signs of movement between them. The surveyor looks for the cause of a problem, not just the symptom: a crack might be historic and stable, or it might point to subsidence, and the report explains which. When do you need one?
Consider a structural survey if you can see stepped or diagonal cracking, doors and windows that have gone out of square, sloping or bouncing floors, or bulging and leaning walls — or if a mortgage valuer or a Level 2 survey has flagged movement and recommended further investigation. Structural survey or full building survey?

Is a structural survey the same as a mortgage valuation?
No. A mortgage valuation is for the lender and only confirms the property is worth the loan. It is not a survey and will not tell you whether movement is a problem. For that you need a structural or building survey carried out for you.
