The figures below are broad guide ranges for a standard residential property. Your own fee depends on the property’s size, age, location and condition, so treat these as a starting point rather than a quote.

What affects the price of a survey?

Four things move the fee more than anything else. The level of survey matters most: a Level 3 building survey is more detailed than a Level 2 homebuyer survey and takes longer on site and to write up. Size is the next factor, because a larger property simply has more to inspect. Age and construction count too, as period, listed or non-standard properties carry more risk and need more time. Which survey do I actually need?

As a rule of thumb, a conventional, well-maintained house built after about 1960 is usually well served by a Level 2 homebuyer survey. Anything older, listed, timber-framed, heavily extended or showing signs of movement or damp is better suited to a Level 3 building survey. If you only need a professional opinion of value rather than a condition report — for probate, tax or a matrimonial matter — a Red Book valuation is the right instruction, carried out by a valuer on the RICS Register of Valuers.

Are surveyor fees negotiable?

The fee reflects the time and professional risk involved, so there is not much room to discount a properly scoped survey. What you can do is make sure you are paying for the right level of survey for your property, which is where a quick conversation before you book saves money.

Is the cheapest survey the best value?
